However, commercial restrooms are often overlooked during a property improvement project. A well-designed commercial restroom that is clean, private, accessible, and comfortable reflects how a property is managed. A poorly designed restroom with substandard finishes and fixtures can create maintenance problems. 

Smart restroom design, to the property manager, offers more than great looks. It must support daily cleaning, ensure maximum durability, serve people with disabilities, and reduce the frequency of repair and replacement of components.

Because each commercial property has its own set of demands, an office building with consistent foot traffic during business hours will have different requirements than a restaurant, retail store, gym, or entertainment venue that experiences high volumes of traffic in short periods.

Choose Durable Materials and Practical Partitions

Restroom surfaces take plenty of abuse. Doors open and close repeatedly, fixtures are cleaned frequently, and partitions can be exposed to moisture, impact, and constant contact.

Choosing durable bathroom partitions can make a noticeable difference. The right partition system should provide privacy while also fitting the traffic level, moisture conditions, cleaning routine, and overall design of the building. Materials such as solid plastic, phenolic, stainless steel, laminate, and powder-coated steel each offer different combinations of durability, appearance, and maintenance requirements.

The best choice is not necessarily the most expensive one. It is the material that makes sense for the environment and performs well over time.

Make Accessibility Part of the Original Design

Accessibility should never be treated as an afterthought. Retrofitting a restroom after construction can be disruptive and expensive, while planning for accessibility allows property managers to use the available space more effectively.

The ADA Standards for Accessible Design provide specific requirements for accessible toilet rooms, including clearances, turning space, water closet positioning, and accessible compartments.

Property managers should also think beyond minimum requirements. A restroom can technically meet a standard while still feeling cramped or difficult to navigate. Clear pathways, sensible door placement, adequate maneuvering room, and well-positioned fixtures can make the space easier for everyone to use.

Design for Easier Cleaning

A restroom that looks impressive on opening day can become difficult to manage if its design creates unnecessary maintenance work.

Property managers should consider how easily floors, walls, partitions, sinks, and fixtures can be reached during routine cleaning. Surfaces that resist moisture and tolerate frequent cleaning can be particularly valuable in high-traffic facilities.

Layout matters, too. Tight corners and awkward gaps can make it harder for cleaning teams to reach problem areas. A practical design gives staff enough room to work efficiently rather than forcing them to work around poorly positioned fixtures.

The EPA’s guidance on safer cleaning practices can also help property teams evaluate cleaning products and practices as part of a broader maintenance strategy.

Improve Lighting and Ventilation

Good restroom design is not just about urinals and toilets. Proper lighting and ventilation have a large impact on how a restroom looks and functions.

Bright, even lighting makes a restroom look and feel clean, while effective ventilation eliminates humidity and unpleasant odors and keeps a restroom smelling fresh and clean, particularly in highly used public restrooms.

When designing restrooms, consider these systems in relation to the other aspects of your design. Even the most beautiful restroom will feel poorly maintained if it is not well lit or is consistently humid.

Think About Privacy and User Comfort

A proper Privacy experience in restrooms is important to users entering stalls. Small holes, unstable doors or insufficient separation between facilities are not acceptable.

Consider the flow of the room. How are stalls positioned? Where are entrances to stalls located? Are the sinks positioned conveniently? Is there adequate space to walk in the room?

Small improvements have big effects. Designing for privacy, quality hardware, comfortable lighting, and a logical layout creates a more intentional restroom that’s easier to maintain.

Consider Long-Term Maintenance Costs

While initial installation cost to fit out a commercial restroom may be a critical factor for property managers, the overall cost of ownership needs to be taken into account. This also includes regular cleaning, replacement cycles, potential for repair, as well as wear and tear and possible accidental damage.

In some cases, paying a little more upfront for a longer-lasting, low-maintenance product could be cost-effective in the long run. However, paying more for an item with a premium appearance may not add value to your environment.

As you choose fixtures and design the layout of your restrooms, you want to achieve a balance between good looks, adequate performance, easy cleaning, and cost.

Don’t think you need to remake the commercial restrooms in your building from scratch. Early, practical decisions about using durable materials, accessibility, easy cleaning, adequate lighting and ventilation, and adequate privacy are the biggest gains to improve your commercial restrooms.

For property managers, the best restroom is one that functions well on a daily basis. In creating a restroom that will serve well over the years, the design decisions need to be based on how the building is used and the long-term maintenance requirements of the products chosen.
