Cabinets in a rental fail differently than cabinets in an owner-occupied home. Not faster, necessarily, but on a different pattern. An owner notices the chip and fixes it. A tenant notices the chip, does nothing, and you find it eighteen months later after moisture has worked its way into the substrate from that one open edge.
The other difference is repair. In your own kitchen, you touch up a door and move on. In a rental you touch up a door three years after the original install, discover the manufacturer discontinued that finish, and end up either living with a mismatched door or replacing an entire run to keep the kitchen looking coherent. The short version: buy for repairability, not for looks, and pick a specification you can still match after the product line has changed.
What Actually Fails Between Tenancies
Walk enough turnovers and the same failures repeat. Almost none of them are the ones landlords budget for.
Door edges go first, particularly along the bottom of upper cabinets and the top of base doors where hands grab instead of using the pull. Painted and thermofoil finishes chip there and keep chipping, and each chip is an entry point.
The sink base is the second reliable failure. A tenant reports a drip late or not at all, and the cabinet floor absorbs water for a full lease term. Particleboard swells and never recovers. Plywood usually does.
Hinges strip out third. Doors get slammed rather than closed, screws loosen, holes wallow out, and the door starts hanging crooked, which stresses the remaining mounts. By the time you see it, two of three mounting points are compromised.
Then there is the category nobody plans for: intentional and semi-intentional modification. Adhesive hooks pulled off with the finish attached. Contact paper applied to interiors. Shelf pins removed and lost. None of it is catastrophic on its own, and all of it accumulates.
Why the Door Profile Matters More Than the Door Color
Landlords choose door styles the way homeowners do, by appearance. In a rental, the profile is a maintenance decision.
Raised Panel
The raised panel has a routed profile with a stepped center field and multiple changes in plane. Every one of those steps is a shelf that collects cooking grease. Cleaning a raised panel properly means working a cloth into each groove, which nobody does at turnover, which means the grease stays and darkens the finish unevenly over the years.
Repair is worse. Touching up a chip on a curved profile requires blending across a contour, and the eye catches the seam.
Slab
Slab doors clean easily, which is the argument for them. The problem is that a slab door is a single uninterrupted surface with nothing to break up the view, so any damage sits in open field with no visual competition. A dent in the middle of a slab door is the only thing you will see in that kitchen.
Slab doors are also frequently thermofoil or laminate over MDF in the rental price range, and once that skin lifts at a corner, there is no repair. The door gets replaced.
Recessed Panel
The recessed panel, the shaker profile, sits in the middle for a reason. It has flat surfaces throughout, a flat frame and a flat center field, which means a cloth reaches everything. There is no contour to blend a touch-up across. And the frame lines break up the surface visually, so a small imperfection in the center field does not dominate the door the way it does on a slab.
It is not a style recommendation. It is that the profile with the fewest planes and no curves is the profile you can actually clean and repair on a turnover schedule.
The Real Problem Is Matching, Not Damage
Here is the failure mode that costs the most money and gets the least attention at purchase.
A cabinet gets damaged beyond touch-up in year four. You call the manufacturer for one replacement door. The finish has been discontinued, reformulated, or the line was retired entirely. Even when a manufacturer still lists the same color name, factory finish batches drift, and a new door hung next to five-year-old doors reads as a different color under kitchen lighting.
You now have three options: accept a visibly mismatched door, replace the entire run of doors on that wall, or refinish everything. In a rental, where the whole point is controlling per-turnover cost, all three are bad.
This is the case for buying unfinished shaker cabinets and finishing them yourself at install. It sounds like more work at the front end, and it is. What it buys is a finish you control permanently. You know the exact product, the exact color, and the exact application method, because you did it. When a door needs touching up in year six, you open the same can. When a door needs replacing, you order a raw door in the same profile and finish it to match, which is straightforward on a flat shaker surface and nearly impossible on a routed one.
It also lets you spec a finish appropriate to a rental rather than one appropriate to a showroom. A tough water-based enamel or a catalyzed finish holds up to abuse better than a standard factory clear coat, and you can put two extra coats on the bottom edge of the upper doors where you already know the damage will start.
What to Actually Specify
The list that matters for a rental is short and mostly ignores the things showrooms emphasize.
- Plywood boxes, not particleboard. This matters most at the sink, dishwasher, and trash cabinet, which is exactly where the moisture is. A plywood box survives a slow leak a tenant did not report. Particleboard does not.
- Full-overlay recessed panel doors. Flat surfaces, cleanable, repairable, and neutral enough that they do not date the way a trend profile will across three tenancies.
- Solid wood door frames rather than MDF or thermofoil. MDF swells irreversibly at any breach, and thermofoil delaminates. A solid frame can be sanded and refinished.
- Standard, widely available hardware. Six-way adjustable European hinges and standard undermount slides mean a stripped hinge is a five-dollar part from any supplier, not a proprietary order from a manufacturer who may not exist in four years.
Turnover Maintenance That Prevents the Expensive Version
Cabinet care in a rental works the same way it does anywhere else, just compressed into the window between tenants when the unit is empty.
Pull everything out and look at the interiors, not just the doors. Run a hand along the floor of the sink base and feel for softness. Check the cabinet beside the dishwasher. Tighten every hinge and pull screw in the kitchen, since a snug screw now prevents a wallowed-out hole later. Buy a box that survives water, a door profile that cleans and repairs on a flat surface, and a finish you own rather than one a manufacturer controls.
